This is my second A-Frame addition Project- always very challenging to come up with a design that works and adding a staircase to replace a spiral stair for second floor access is paramount.

The back of the house has the Master Bedroom and bath addition with the new staircase.

Adding 3 shed dormers to the second floor give accessible egress windows and a shed dormer pop-out on the 1st floor, gives the kitchen and Dining room new space that is full height.

This is the front entry side of the project. The bulk of the additions of a Master Bedroom , Laundry and office are on this side with a new 2nd floor bathroom for the 2nd floor bedrooms.

GREENWALL IDEA FOR POOL/EXCERCISE ROOM

For a lower floor Pool Room under a deck with a 12’ ceiling height, I am proposing a greenwall.

Hoping that the Greenwall idea can be implemented in a cost effective way- basically you hang up black bags on the wall t(that are made for this purpose) hat are filled with planting material and ferns with an automatic watering system above that drips down and a trough below that re-cycles the water. Very low maintenance once it gets established.

I was trying to get the client to open up the covered side deck to the kitchen, buy adding a bar that connected to the kitchen to allow interaction with guests…… but it got axed, so the kitchen will remain cut off from the side deck entry, but will have peek-a boo lower windows instead.

Here is what a quick study shows it would have looked like from inside the kitchen with a large connecting window with a counter and stools for guest to inter-act with the hosts….alas, not happening.

ENTRY STUDIES- HOUSE ON SAN JUAN ISLAND

One nice thing about 3D modeling, is that it gives the client, the opportunity to really understand what the project will look like. This is a study for the house entry, to see what it will look like on the site model.

I envision having planters (with tree ferns) made up that are integral to the benches that flank the entry, made up of lightweight concrete panels.

Working on making the entry a signature element of the design- like walking into a spa. It has a clear welcoming element with the angled walls that will probably be clad in concrete light weight panels.

This was a very difficult lot- in fact, the real estate agents said that it was “UN-BUILDABLE” because of the waterfront setback from top of bank. It only left a thin slice of land between the water setback and the driveway setback that was access for another house. But my clients persisted ans so did I…..this photo shows the taping for the building footprint. The owers are walking the lot.

This is the resulting house- it stepped with the setbacks to do a dance within the limits of the site and take down no trees was the mandate! The house is only 12’ wide in some places, but it works! The water views are worth it and being able to see…

SPECIFYING THE CABINET SIZES, IS OUR SPECIALTY. Why have to re-do the design when you get down to ordering? Get it right the first time, is my motto! This is example of a kitchen, where the owner’s brother is a contractor and has offered to travel from California, to help out his sister. So, I wanted to make this the easiest possible, by suggesting a cabinet company in Oakland, CA. that has really great prices on cabinetry and quartz counters…..not sure how the Coronavirus is affecting their workshops in China, but they do have American made cabinets too! Let me know if you are interested in their line….typical kitchen cabinets run $5,000 compared to custom cabinetry in Anacortes at $25- 50K.

THE SOUTH FACING facade has 9 huge windows to soak up the sun and enjoy the view- access to the deck is from a side door that is covered with an outdoor fireplace to hang out with.

The view from the street is this side with high windows that wash down into the staircase and 2 story living room. The owners wanted privacy from passing cars, but wanted light to come in.

The client had a quick idea about a pop-out window seat  for the Master Bedroom and I added it to the model in 15 minutes, just so that she could see!

This is showing the Entry feature, that is actually the back of the house. This is the way visitors will first see the house. They wanted a high ceiling entry flanked with stone walls.

One of the most important features that they wanted was a large covered deck with a BBQ, Fireplace and TV to hang out on that faces the Western Water view. A place to enjoy the sunsets.
